Levitate Flannel Jam returns to Marshfield this October for a weekend of live music, local art, food vendors, and fall favorites.


Running October 10–12, 2026, the festival brings together live performances and local vendors in a relaxed outdoor setting. Guests can enjoy food and drinks, including hot spiked cider, while taking in the music and fall atmosphere.


The event is kid-friendly and open to all ages, making it an easy addition to your October weekend plans on the South Shore.

Downtown Hingham just got a new spot for your morning coffee run Slow Coffee has opened its newest location at 106 North Street, bringing specialty coffee, creative drinks, breakfast bites, and a welcoming café atmosphere to the heart of town. One of the best parts of downtown Hingham is the mix of local shops, restaurants, and small businesses that make the area so walkable and inviting. Slow Coffee fits right in, offering another place to meet a friend, grab breakfast, or take your coffee to go while exploring downtown.


Slow Coffee is owned by Anson Gao and Bo Wang, who opened their first location in South Weymouth’s Columbian Square in 2023. The Hingham café is their second South Shore location, with a space designed for both grabbing something on the go and sitting down to enjoy your coffee.


Slow Coffee offers a little something for everyone, from classic coffee and espresso drinks to creative favorites like tiramisu lattes, strawberry matcha, and more. The 100th Hingham Historic House Tour


Hingham is known for its beautiful historic homes, charming streets, and deep connection to New England history and this weekend, the community will have a special opportunity to experience it all during the 100th Hingham Historic House Tour.


Hosted by the Hingham Historical Society, the milestone event will take place on Sunday, September 27, from 11:00 a.m. to 4:00 p.m., rain or shine. This year’s tour offers visitors the chance to step inside historic properties throughout town while learning more about the architecture, stories, and people that have shaped Hingham over the years.


The tour begins at the Hingham Heritage Museum at 34 Main Street, where guests can pick up their tour materials, including a property map, list of locations, and parking information.


What to Expect


The tour includes a mix of private homes and historic public buildings, offering a look at several centuries of Hingham architecture. In addition to the properties on the tour, guests can visit Hingham Historical Society museums and explore a special exhibition celebrating America’s 250th anniversary.


One of the unique highlights this year is the opportunity to see the toolroom at the historic Old Ordinary, featuring hundreds of tools dating back to the 18th and 19th centuries.


And after exploring the tour, visitors can stop by the Tea Room at the Hingham Heritage Museum for complimentary refreshments.


A Special Year for Hingham History


Reaching its 100th tour makes this year’s event especially meaningful for the Hingham community. It is a chance to not only admire some of the town’s historic properties, but also to celebrate the preservation efforts that have helped keep Hingham’s history alive for generations.


I’ll be volunteering at this year’s Historic House Tour, so I’m especially excited to be part of such a special Hingham tradition. Whether you’ve lived in Hingham for years or are simply looking for a fun way to spend a fall Sunday exploring the South Shore, this is a great opportunity to see a different side of town.

Holly Hill Farm’s Farm Fest: A South Shore Fall Event to Know About


If you’re looking for something fun to do on the South Shore this weekend, Holly Hill Farm’s annual Farm Fest is taking place Saturday, September 26, in Cohasset, MA.


Hosted by the Friends of Holly Hill Farm, Farm Fest is the farm’s signature fundraising event and brings together local food, live music, drinks, and an evening of celebrating the community. The event takes place at Holly Hill Farm, a nonprofit organic farm and educational center located on Jerusalem Road.


Guests can enjoy food and drinks from local restaurants, chefs, and breweries while exploring the farm’s historic setting. The evening also includes live music and giveaways featuring experiences such as golf packages, weekend getaways, and chef-prepared dinners.

One thing to keep in mind: there is no onsite parking at the farm. Free guest shuttles will run from Sandy Beach at 345 Atlantic Avenue in Cohasset.


Beyond being a fun fall evening, Farm Fest supports Holly Hill Farm’s mission and helps fund its educational programs, farm operations, animal care, and efforts to provide locally grown food to the community.

But here’s a little inside look at what that actually means because, in real estate, the terminology can be a bit confusing.


A “selling agent” is actually the buyer’s agent—the one representing the buyer and helping them secure a home. It’s the agent negotiating on their behalf, guiding them through competition, and ultimately getting them to the closing table.


And in a market like the one we’re in right now, that role matters more than ever.


Everyone loves a listing (myself included). Listings are exciting, visible, and often get a lot of attention. But behind every successful sale is a buyer—and oftentimes, an agent working strategically to help them.

After working on both sides of real estate for more than a decade, one thing is always true: the market changes, but preparation and strategy always matter.


If buying or selling is on your radar for 2026, here are some of the biggest insights I’m sharing with my clients right now.


Tips for Buyers in 2026


1. Get pre-approved early


A pre-approval isn’t just a formality, it sets the tone for your entire search. Every lender has different programs and pricing, and the structure of your loan can make a real difference in monthly payment and competitiveness. If you’re not thrilled with what you’re seeing, don’t stop there. We can look at alternative products, rate buydowns, and strategies that might fit your goals better.


2. Think long-term, especially with investments


This isn’t a “flip and go” environment. In many cases, the first year won’t show perfect cash flow. But if the location is strong, rents are realistic, and the property is positioned well for long-term appreciation, it can still be a stable, wealth-building hold. Smart, patient planning matters more than timing the market perfectly.


3. Know your negotiation strengths


Winning isn’t always about offering the highest price. Before writing an offer, get clear on what you can bring to the table: flexible timing, potential rent-backs, cleaner terms when appropriate, and clear communication. Just as important- know your boundaries. A thoughtful, strategic offer is what wins.


Tips for Sellers in 2026


1. Presentation is everything - now more than ever


Today’s buyers are different. First-time buyers are older than they used to be (the median age was about 40 in 2025), and many are juggling higher interest rates, childcare costs, busy schedules, and rising living expenses. Because of that, they’re far less willing to take on big projects after closing.


They want move-in ready.


That means staging, decluttering, neutral updates, strong photos, and storytelling all matter. When your home looks finished and cared for, buyers feel less risk and that often translates into stronger interest and better offers.


2. Lean on hyper-local expertise


Pricing is not one-size-fits-all. Price points, neighborhoods, school zones, and micro-markets behave differently. Understanding how buyers are actually behaving,  not just what sold last year, helps position your home correctly from day one. The right strategy helps you avoid sitting too long while still maximizing your sale.
